Florida Landlord Representation For Medical Offices

Our Service

A leader in landlord representation for medical offices

The right medical office tenants can strengthen a property. Filling a vacancy matters, but the best leasing strategy also considers how each practice fits the building, supports neighboring providers, and contributes to the property’s long-term position in the market.

HC Realty Group represents owners of medical office buildings and healthcare properties in Tampa Bay and across Florida. With nearly two decades focused exclusively on healthcare real estate, we understand that medical tenants evaluate more than square footage and rent. Access, parking, visibility, referral relationships, buildout requirements, and proximity to complementary services can all influence whether a location works for a practice.

A leasing strategy built around your property

We begin by understanding the owner’s investment goals, the property’s current tenant mix, available space, and competitive position. That foundation helps us identify the types of healthcare users most likely to fit the building and create a clear plan for reaching them.

Our team reviews local market conditions and prospective tenant needs before recommending positioning, outreach, and lease priorities. Owners considering a renovation, expansion, redevelopment, or future disposition can also connect the leasing strategy with broader corporate real estate planning and medical office investment sales guidance.

What landlord representation includes

  • Analysis of investment goals, tenant mix, and asset positioning
  • Market research and review of competing medical office properties
  • Marketing programs tailored to the property and intended users
  • Direct outreach to brokers and prospective healthcare tenants
  • Prospective tenant needs analysis and space-fit coordination
  • Support during proposal review and lease negotiations
  • Ongoing communication about activity, feedback, and next steps

Healthcare-focused guidance through the leasing process

Medical office leasing often involves operational and property requirements that differ from a conventional office lease. A practice may need specialized plumbing, electrical capacity, imaging accommodations, patient privacy, signage, or a longer construction schedule. We help owners surface those needs early, coordinate with the appropriate project professionals, and evaluate each opportunity in the context of the property.

Our role is to give owners the market information and healthcare real estate perspective needed to make informed decisions. We work with the owner’s legal, design, construction, and financial advisers as appropriate; HC Realty Group does not provide legal or engineering advice.

A Case Study

Our Client had an underdeveloped lot with an existing building that was approximately 7,000 SF. They originally wanted us to fill the vacancy, but after some time and added deliberation, they elected to re-develop the lot to maximize its potential and investment returns.

We helped to assemble a team that investigated the feasibility of the proposed re-development project, as well as moving the project forward. Today, the site is now home to a new Class A 20,000 SF medical office building, which was Fully Leased pre-construction to 4 Tenants.

The project was recently nominated for a NAIOP award for “Best Healthcare Project.

“Thanks to Carleton’s tireless efforts and ability to investigate the feasibility of a redevelopment project, he was able to give us confidence that our newly developed building would be a success, with maximum returns. We will definitely be working again with Carleton on any future developments.”
